Thailand retirement visa (Non-O)

The Thailand retirement visa (Non-immigrant O) is for people aged 50 or over. You enter on a 90-day Non-O visa, then extend it at immigration in Thailand for a year at a time. Most applicants need THB 800,000 in a Thai bank. US citizens can instead show a monthly income of THB 65,000.

The money rules

Immigration checks your finances every year. There are three ways to meet the requirement.

Combination

Savings plus annual income that together add up to THB 800,000. Like the income route, this is for US citizens.

Best for: US retirees with some savings and a pension

Not sure you qualify?

We'll check your finances and tell you honestly which route suits you, or whether another visa fits better.

Best for: anyone planning ahead

THB 800,000 in a Thai bank account in your name, held for two months before your first extension. After that, keep at least THB 400,000 in the account.

Best for: retirees moving their savings

Savings

Income

A monthly income of at least THB 65,000. This route is for US citizens, as the US embassy no longer signs income affidavits.

Best for: US retirees with a regular pension

What you'll need

Passport

Valid for at least six months, with a recent passport photo.

Proof of funds

Bank or pension statements for your 90-day visa application.

Proof of address

In the country you apply from, and later your address in Thailand.

Thai bank account

Opened after you arrive, holding THB 800,000 for your extension.

Photos and forms

Recent passport photos. We complete the immigration forms for you.

What it costs

Our service fee is THB 19,500 per person, including the embassy fee for your 90-day Non-O visa. The government fee for your one-year extension (THB 1,900) is paid at immigration. We also guide you through opening your Thai bank account.

Retirement questions

  • Not for the Non-O route described here. The Non-O-A retirement visa, applied for from abroad, does require health insurance, and the required cover varies by embassy.

  • Yes. A spouse under 50 can usually stay as your dependant. If you're both over 50, you can each apply in your own right.

  • Yes, but get a re-entry permit before you leave (THB 1,000 for one trip, THB 3,800 for multiple), or your extension ends when you exit.

  • No. Paid work in Thailand isn't allowed on a retirement extension.

What’s new in 2026

No major changes to this visa. No major changes have been announced for 2026. Requirements can still differ between embassies and immigration offices, so we check the current list for your case.

 

Less time to switch in Thailand. If you plan to arrive visa-free and apply in Thailand, you now have 30 days rather than 60, so plan your timing with us before you travel.

 

TDAC before you fly. You still need to complete the free Thailand Digital Arrival Card online within three days before you arrive.
