Property and investment visas
Buying property in Thailand doesn't give you a visa on its own, but it can support a long stay through investment routes: the LTR Wealthy Global Citizen visa, a one-year investment extension based on THB 10 million, or a newer route for condos of THB 3 million or more. We'll explain which fits your plans.

THB 3 million condo route
Since October 2025, a condo of at least THB 3 million can support a long stay, with certification through Thailand Longstay. The rules are still settling, so check before you buy.

LTR Wealthy Global Citizen
THB 10 million investment
Bring at least THB 10 million into Thailand and invest it in a condominium, a fixed deposit at a Thai bank or government bonds. You then extend your stay a year at a time.
Best for: investors who want a yearly visa

Passport
Valid for at least six months, with a recent passport photo.
Proof of transfer
Records showing the money was brought into Thailand.
Property documents
Your title deed or purchase contract, where property counts.
Investment records
Deposit certificates or bond holdings, where they apply.
Health cover
Health insurance, where your route requires it.
What it costs
Our base service fee is THB 19,500, but every investment case is different, so your price may vary. The government fee for each one-year extension (THB 1,900) is paid at immigration. Our Property Services team can help with the purchase itself.

What’s new in 2026
No major changes to this visa. No major changes have been announced for 2026. Requirements can still differ between embassies and immigration offices, so we check the current list for your case.

Visa-free entry is now 30 days. Since 15 September 2026, visitors from 60 countries and territories can stay up to 30 days without a visa, extendable once by up to 30 days for THB 1,900. It is no longer a practical way to start a long stay.

TDAC before you fly. You still need to complete the free Thailand Digital Arrival Card online within three days before you arrive.
