Long-Term Resident (LTR) visa
The Long-Term Resident (LTR) visa is a 10-year visa for four groups: wealthy global citizens, wealthy pensioners, professionals working remotely from Thailand, and highly skilled professionals. It is issued in two five-year terms, needs endorsement from Thailand's Board of Investment, and costs THB 50,000 per person in government fees.

LTR categories
There are four LTR categories. Each has its own income, asset and work criteria.
Work-from-Thailand professional
Working remotely for an established overseas company, earning at least US$80,000 a year, or US$40,000 with a master's degree or relevant intellectual property.
Best for: remote employees of overseas companies
Highly skilled professional
Working in a targeted industry and meeting the income test. Eligible holders can pay a flat 17% income tax.
Best for: specialists in targeted industries
At least US$1 million in assets, including US$500,000 invested in Thai property, bonds or businesses.
Best for: investors
Wealthy global citizen
Wealthy pensioner
Aged 50 or over with a pension or passive income of at least US$80,000 a year, or at least US$40,000 a year plus US$250,000 invested in Thailand.
Best for: retirees with a strong pension or investment income
What you'll need
Passport
Valid for at least six months, with a recent passport photo.
Income or assets
Proof that you meet the income or asset test for your category.
Health cover
Insurance of at least US$50,000, or US$100,000 held in deposits.
Work documents
Employment contract or company documents, for the professional categories.
CV and experience
Your CV and proof of work experience, where your category requires it.
What it costs
Our base service fee is THB 19,500 per person, but every LTR case is different, so your price may vary. We confirm it after your eligibility check. The government fee of THB 50,000 per person is paid separately.

LTR questions
The DTV has lower financial requirements and allows 180 days per entry. The LTR needs higher income or assets but gives you a 10-year stay with fewer reporting duties.
The professional categories include a digital work permit for the work covered by the visa. The wealthy categories do not include work rights.
Yes. Your legal spouse, unmarried children under 20 and other eligible dependants can join you, with no fixed limit on numbers. Each needs their own health cover.

What’s new in 2026
Simpler criteria. The minimum five years of work experience no longer applies to highly skilled professionals or to people working remotely from Thailand, and the overseas employer revenue threshold for remote workers is now US$50 million over three years.

No fixed limit on dependants. Your spouse, children and other eligible dependants can join you, with no fixed limit on numbers.

Visa-free entry is now 30 days. Since 15 September 2026, visitors from 60 countries and territories can stay up to 30 days without a visa, extendable once by up to 30 days for THB 1,900. It is no longer a practical way to start a long stay.
