Renting a property in Thailand
Most long-term rentals in Thailand run on a one-year lease, with a deposit of around two months' rent paid upfront. Solutions Thailand finds homes from THB 20,000 a month on a 12-month contract, explains the lease terms in plain English and handles the paperwork, for a service fee of THB 19,500.

Our service fee is THB 19,500 for homes rented on a 12-month contract at THB 20,000 a month or more. It covers your shortlist, the lease review and the paperwork through to move-in. Rent, deposits and utility bills are paid separately.

Rental questions
Usually two months' rent, plus the first month in advance. The deposit is refundable at the end of the lease, minus any agreed deductions for damage or unpaid bills.
It's the form that reports where a foreigner is staying. The landlord or property owner must file it within 24 hours of your arrival, and you may need proof of it for visa extensions.
